If you’ve had a home inspection, you probably noticed a home inspector taking pictures, and sometimes  a lot of pictures. Much of the time the pictures serve as my notes, if you will, but I include a lot of pictures within the report as well. As, in my opinion a home inspection report should serve as a document in time, or stand on it’s own as they say. Pictures can help a buyer, real estate agent, or the seller understand or identify a material defect found during a home inspection. Or pictures can serve to show what was there or wasn’t at the time of the real estate inspection. A picture or video can say a thousand words as they say! Missing Cricket behind roofing component

What do we have here? It’s a chimney or flue chase, and as the flue chase / chimney is wider than 30″, it should have a cricket or device to help shed water to the left and right. Why is that? you ask.. well good. A cricket is typically a sheet metal piece to help divert water from sitting right behind the chimney or skylight.. A good roof inspection can help identify defects like this one and more (look at the pool behind the chimney… ouch, that needs some TLC to say the least).

Flexible Ducting Defects – Sun or UV Damaged Ducting

A very common defect that I find in attics is duct work, and with the high costs of energy and electricity, I always recommend repairing or replacement of damaged ductwork, to prevent energy loss and as well as ensuring you are comfortable in your home or building.

Does your new home or building have a pool or hydro spa?

Ensuring that proper wiring conditions exist for your home’s new pool or spa is very important. While most any electrical components will work even when installed incorrectly, most electrical components have strict installation guidelines to ensure that these components operate and FAIL in a SAFE manner. What does this mean? Well… if a Jacuzzi hydro spa, swimming pool or similar component is installed correctly, it may have been working now and for several years, but if a failure to the motor, wiring or similar happens.. this can create an unsafe or even life threatening condition. Spec Rite Inspections is a qualified inspector, we check the visible components for safe operating conditions.
